👏 The improved double wall of our single level attached homes (see illustration)

I have grown attached to our Winslow and Yuma floor plans by Blackrock Homes. In the past seven years that I have had the pleasure of showing these attached layouts, our tours have expanded from those seeking mostly active adult/senior living options to now include young professionals and nearly everyone in between. The price range and Low Maintenance Living aspects certainly contributing to their initial appeal. Since we currently have a Yuma-attached and a Winslow-attached available and move-in ready, we wanted to highlight a new and improved feature: the double wall construction.

While the interior finishes alone are evidence of quality construction, in nearly every conversation, “How often will I hear my neighbor?” or a similar question comes up. To that extent, the design team at Blackrock bolstered the materials of the shared wall system even further. But first, some quick context.

In many markets, and in our local MLS, these single level attached homes are categorized as “townhomes,” with the most defining aspect being that you own the land the improvements are built on, unlike Condos where you do not own the land. Blackrock currently offers two single level attached floor plans: Winslow (1,346 s.f.) and Yuma (1,309 s.f.). When the structure is a Winslow paired with another Winslow, the floor plans mirror each other. When the configuration is a Winslow paired with a Yuma, the living spaces (i.e. kitchen/living room) reflect, though not identically as they are different floor plans.

In both cases, the double wall system has several sheets of drywall, R-15 insulation, 2 x 4 construction lumber, and a one-inch air gap separating the two walls. In essence, it’s two fire-rated wall systems. The total width is over 11 inches thick.  These structures are built on concrete slab foundations, with the wall systems extending from the concrete to the highest peak at the roof. The primary improvement from our earlier attached homes is there are now a total of six 5/8” sheetrock layers instead of four.

Attached home living isn’t for everyone, but it can be the right choice if you’re looking for a more affordable home. All attached homes have partially covered back patios and private backyards. Fencing and landscaping is always included in the home price, and currently, all of our single level attached homes are being built in neighborhoods that offer lawncare through HOA.

Here in Edington, both the Yuma and the Winslow are currently priced at $398,900. Here are the details on these special homes:
